Maple Leaf Property Management handed the keys to a tenant prior to their check clearing, and allowed those squatters to disrupt the neighborhood for virtually all of 2026. As verified by the property owner, the squatters have paid ZERO in rent while causing damage to the home, including flooding the interior of the home, while Maple Leaf Property Management has failed to evict and remove the squatters. This started in January and has continued as of the publication of this website. This page is a review and my personal testimonial with our experience having our neighbors property managed by Maple Leaf Property Management.
As of this writing and to the best of my knowledge, Maple Leaf Property Management has not pursued criminal proceedings for the squatters initiating a bad EFT transfer. They have had multiple court dates for the eviction, and have failed to remove the squatters.
I am the father of two living with my family on 88th St near Stone in Seattle. The failings of Maple Leaf Property Management have had a profound impact on the peace and quality of life of my family. This page documents my personal observations of how poorly Maple Leaf Property Management has handled this situation, and their refusal to take steps to mitigate the damage they have caused. Every statement or observation is based on my personal experience, with input from the property owner verifying the basic facts that led to our families suffering.
We have requested that Maple Leaf Property Management take steps to mitigate the impact on our household, but it has fallen on deaf ears.
The property with the squatters has a high amount of traffic nightly between midnight and 4 AM. Based on attire, I am fairly certain that prostitution is involved. We also see people coming and going during those hours on scooters and wearing backpacks. I would guess that the distribution of drugs is involved, with the possibility that they are also reconstituting drugs on the property. There are dozens of different people coming and going from the property each week, with the highest activity being between midnight and 4 AM.
It feels like we are living under siege in our own home. We have had to modify our schedule to make sure that our children do not come or go after dark, and have someone available to escort them in and out. This is entirely due to the failings of Maple Leaf Property Management.
The squatters have also been responsible for significant property damage, including flooding so intense that it soaked through the 2nd floor and ended up dripping out onto the driveway. We have had flooding before, and it required tearing up the floor and several days of dehumidifiers and heat running to prevent long term mold and damage. From what I observed, Maple Leaf Property Management did not repair any flooring, sideboards, etc. and only worked on the exterior of the home and replacing the soaked insulation from the flood.
From this video, you can see the puddle forming and the water streaming from the home. This means the entire floor must have been saturated prior to the water making it’s way through the floor, through the insulation and starting to waterfall out of the home.
As a side note, you can also see that the squatters have covered the front and garage windows with construction paper. Presumably to hide any illicit activity from law enforcement. There appear to be about 6-8 people or so who are permanent squatters, with dozens more visiting on weekly basis.
